Norris Harbor

Nestled in the Smoky Mountains of Northeastern Tennessee lies Norris Lake, one of the purest watersheds in the United States.Just 45 minutes north of Knoxville and 20 miles south of Cumberland National Forest, the massive Lake Norris and its surroundings have become a magnet for recreation seekers and second homes.Nearby Tazewell, TN provides the necessary civilized elements, and a private executive airport is just a mile away, as is the acclaimed Woodlake Country Club.  Recreational options abound here, including of course outstanding boating and fishing.

THE LAKE                 

Norris Lake’s 34,000 acres of water are bound by 800 miles of shoreline.  While much of the shore is protected forestland, numerous communities have been developed on the lake, along with 22 marinas and 3 large real estate resorts.The lake’ shoreline is highly protected, with 3 state parks, 2 wildlife management areas and significant TVA protected lands.  Over 14 different kinds of fish are found in the lake, which runs quite deep and offers excellent fishing, boating, skiing and more.  Only 16% of this lake’s shoreline is privately owned (with 84% owned by Tennessee Valley Authority) leaving little remaining developable shoreline.

THE LAND                

Our site at Norris Harbor is one such rarity, having 3 miles of lake frontage and being a TVA Zone-1 area, which is almost non-existent today.  This Zone-1 designation has few restrictions, unlike most development land on the lake, and allows for construction of multiple boat slips, docks, marina capacity, offshore docking of boat houses, water access and ownership to the 1020 elevation of the waterline.  These recreational water rights add a significant value to all of the Residential, RV Motor Coach, Townhouse, Condo products that we are contemplating. People want to be on the lake, viewing the lake or just having access to use of the lake. This property is also favorably positioned between two pre-existing marinas, Norris Landing and Lone Mountain Marina, both open to the public.  Norris Harbor’s 950+-acre site contains 4 different mountain ridges that run east and west offering hundreds of sites with incredible views of Norris Lake and the surrounding Smoky Mountains.  With the combination of the enormous water frontage and the high elevation settings this property truly has the capability of becoming a large, successful real estate resort offering multiple products serving markets in high demand.

INFRASTRUCTURE            

The site includes 1.5 miles of public paved county road frontage with county sewer, water and underground power presently in place.  This area contains no county zoning requirements. Claiborne County has been creative in allowing a brown water sewer system which supports a high-density development in rural and mountainous areas at a minimal cost for developers.Very few existing developments in this area were allowed to utilize this method of development.  

THE VISION               

Our objective for Norris Harbor is to create a year-round resort where guests and owners are drawn to our offering of multiple amenities, diverse activities, distinctive communities, and varying experiences.  Our target markets include the high-end Motor Coach travelers, RV owners, vacationers, second-home buyers, retirement buyers and boating enthusiasts.
